The transaction introduced a major national retailer's first-to-market concept at Clearview City Center, a former enclosed mall currently undergoing a broader repositioning anchored by Target and the Ochsner Super Clinic. Structuring the deal required careful navigation of the existing mall configuration, including tenant relocations and re-merchandising to accommodate the new footprint while protecting in-place income. The ground lease structure gave the retailer site control and flexibility while allowing ownership to modernize the asset without wholesale redevelopment, a catalytic addition that signals a broader shift toward an open-air, mixed-use destination for the Metairie market.
