Why a relationship-first approach gives clients an edge in Gulf South commercial real estate

A great deal rarely starts with a listing. Instead, it starts with a phone call, a familiar name, or a recommendation from someone you trust. That's why SRSA Real Estate has been relationship-first since 1991. For over 35 years, our boutique team has built lasting connections with clients, landlords, developers, and brokers throughout the Gulf South commercial real estate market, and those relationships remain the foundation of the firm. Today, SRSA handles over 3 million square feet of commercial property from offices in New Orleans, Metairie, and Baton Rouge. Our services span brokerage, investment sales, property management, construction management, and residential real estate.

Why Relationships Matter in Commercial Real Estate

Here in the Gulf South, reputation travels fast, and trust is earned over years. Many of the region's biggest deals happens between people who have worked together for decades.

With that in mind, SRSA works with every player in our local market. We represent landlords through brokerage and property management. We partner with agents from firms across the region and keep a strong rapport with them. In addition, our team networks across the industry and serve as a resource for people who are new to real estate. We share market insights through our monthly Market Memo newsletter and our Attention to Retail newsletter for the retail sector.

When a client needs space, a buyer, or a tenant, we usually know who to call. More importantly, they usually take our call.

How Relationships Shape Your Deal

Strong connections are integral to our business. In real estate, they directly affect the outcome of a deal.

Earlier access to opportunities.
Many properties change hands or are fully leased before they're ever widely marketed. Long-standing connections with landlords, developers, and other brokers often give our clients early access to a space before it hits the market.

Smoother negotiations.
When you know the people across the table, you also know their priorities. That understanding helps our team find terms that work for both sides, rather than stalling over positions.

Support long after closing.
A lease renewal, an expansion, or a storm response years down the road goes better with a team that already knows your property and your business.

Over 35 Years of Long-Term Client Relationships

Trust built over decades is hard to replicate. Some of SRSA's clients, including Allstate Insurance and Morris Bart, have worked with our team for most of the firm's history. That loyalty comes from a simple promise: we put our clients' best interests ahead of the commission.

That promise shapes our office tenant representation work. We stay with clients as they grow, relocate, and renew. Consequently, we understand their business well enough to spot the right opportunity before they have to ask.

Why a Boutique Firm Has the Edge

A boutique firm offers something larger firms often can't: a whole team that knows your deal. SRSA is tied into the vital areas of the Gulf South market. Several members of our team serve on the boards of local and national organizations. Because of that, our clients benefit from both close attention and wide reach.

Our structure also works in the client's favor. We rarely put a listing in the hands of just one agent. Instead, multiple team members work each assignment, so someone is always available for the client.

Every month, our entire staff meets to talk through client needs. Agents bring their obstacles to the table, and the team works out who has the best solution or connection. At the same time, we hold a strong culture of confidentiality. Clients get the combined effort of the whole firm, and their business stays their business.

We Understand Every Side of the Deal

Our team doesn't just advise owners and investors. Many of us have owned, leased, developed, sold, and invested in property ourselves. We know the pressure a landlord feels with a vacant suite. Likewise, we know what a tenant needs from a lease and what an investor needs from a return.

This experience matters at the negotiating table. When we understand every party's position, we can structure deals that work for everyone. As a result, our clients close with fewer surprises and stronger long-term partnerships.

Commercial brokerage, property management, construction management, and residential services all live under one roof. That means our team can serve a property, and a client, from several angles. In fact, many SRSA properties have been leased, sold, bought, and managed by our team at different points in their history.

Rooted Across the Gulf South

With offices in New Orleans, Metairie, and Baton Rouge, SRSA is rooted in Louisiana, where our brokerage, property management, and residential teams work side by side. Our commercial real estate team also takes on deals throughout the wider Gulf South, including Mississippi, Alabama, and Florida.

In the Greater New Orleans area, our connections reach some of the region's most visible properties. SRSA represents Clearview City Center in Metairie, a 425,000+ SF retail, hospitality, and entertainment center. Downtown, our team leases and manages 1250 Poydras and 639 Loyola, Class A office buildings with major tenants such as Entergy.

Beyond the metro, our Baton Rouge office centers on property management. That gives owners in the Capital Region a local team that handles day-to-day operations, tenant relations, and building upkeep. Our team also leases retail centers in the area, like Towne Center at Cedar Lodge. On the Northshore, SRSA leases and manages The Shoppes at Emerald Corner in Mandeville, which has been fully leased since 2021.

Across the state, SRSA exclusively represents national brands like Chick-fil-A, Total Wine & More, and Floor & Decor through our retail tenant representation team.

Our relationship-first approach extends to homes, too. Through SRSA Residential, our team helps Louisiana buyers, sellers, renters, and residential investors with the same care and market knowledge we bring to every commercial deal.

National Reach Through Local Partnerships

Being based in the Gulf South doesn't limit our reach. Through national partnerships and professional organizations, SRSA connects clients with tenants, developers, and investors far beyond our region.

On the retail side, our partnership with X Team Retail Advisors links SRSA to an alliance of retail advisory firms that operate as one coordinated national network. That network creates real opportunities for our clients. For instance, our tenant representation of Dutch Bros Coffee began with an X Team referral. Our involvement with ICSC, the global trade association for retail real estate, also keeps our team connected to national retailers and developers expanding into Gulf South markets.

Professional designations strengthen those connections. Several SRSA leaders hold the CCIM designation, a recognized mark of expertise in commercial investment real estate that links us to peers nationwide. Meanwhile, our property management team is part of the Institute of Real Estate Management (IREM), and several members have earned the Certified Property Manager (CPM) designation. As a result, owners benefit from management practices held to a national standard.

Closer to home, NOMAR and its Commercial Investment Division keep us connected to the professionals shaping our local market. Over the years, SRSA agents have earned NOMAR-CID Deal of the Year honors. They've also earned Sale and Lease of the Year awards across the office, retail, and land sectors.

Relationships That Bring Us Back

A closing is rarely the end of the story. Some of our most meaningful work comes from connections our agents have built over entire careers.
Those relationships have a long arc, and they often follow people rather than properties. When a client contact leaves one company for another, they frequently call their SRSA agent from their new company, and the work picks right back up on a new account. Some of those client relationships now span more than twenty years.

The same is true across our business. A relationship might begin with a client's first residential rental and grow into a home purchase, or even a commercial venture, years down the road.

Properties That Come Full Circle

At 1200 Poydras Street, our history spans multiple transactions. Over several phases, SRSA brokered the sale of the building's attached parking garage and its retail condominiums, working with different buyers and asset types within a single building. In April 2026, we closed the $7.27 million sale of the Chick-fil-A anchored ground-floor retail at 1200 Poydras. That completed the sale of every condominium in the building.

In Kenner, 2400 Veterans Blvd shows how far those connections can reach. More than 25 years ago, two of our agents represented the seller of the building. That history stayed with them, and today the property has come full circle, with SRSA now leasing and managing it for its current owner.

Examples like these show how one successful deal often leads to the next, and why our relationships continue long after the paperwork is signed.

Built on Relationships Since 1991

Relationships have carried SRSA for over 35 years, and they'll carry us through the decades ahead. Whether you're leasing space, buying or selling property, investing, or finding your next home, our boutique team brings the connections and experience to help you make the right move.
