Azalea Gardens Shopping Center

SRSA’s Michael Corchiani and Nicholas Corchiani represented the buyer, Canseco Properties Jefferson, LLC, in the off-market acquisition of the Azalea Gardens Shopping Center. The seller, Marrero DG, LLC, handled the transaction directly.
The buyer plans to open a new Canseco’s Market in the 29,000-square-foot anchor space, formerly occupied by Winn-Dixie and Shoppers Value Foods. Canseco’s will operate as an owner-user, fulfilling a demand in the area for accessible grocery options. With national tenants like O’Reilly Auto Parts and Family Dollar already in place, the center will be fully leased once Canseco’s opens.
Rootbeers Bar

Michael and Nicholas Corchiani also represented the buyer in the $550,000 purchase of Rootbeers Bar (originally listed at $595,000). The seller was represented by Cameron Lombardo of RE/MAX and Alyson McStay of Keller Williams.
The buyer plans to continue operating Rootbeers as-is, preserving the local atmosphere and loyal customer base that have made it a neighborhood favorite for years. This acquisition reflects the growing trend of investing in turnkey, community-centered businesses.
