Florida Blvd. is a major east-west roadway through Baton Rouge going all the way from Denham Springs into downtown Baton Rouge. There is a Jack in the Box and a McDonald’s about a mile and a half to the east, but most of the businesses in the immediate area are more industrial and automotive related. There is a Chevrolet dealership just down the street.
Five miles to the east along I - 12, you have the town of Denham Springs. It is a rapidly growing, bedroom community serving Baton Rouge and now has two major retail centers, one anchored by Bass Pro Shops and the other center is called Juban Crossings. Juban Crossing’s has a tenant mix that includes Belk, Academy Sports, Movie Tavern, Hobby Lobby, and a Rouse’s Grocery Store, along with numerous restaurants, hotels, and banks. Five miles to the west is the Cortana Mall area, which is the new home to the 820,000 square foot state-of-the-art Amazon Fulfillment Center opening in late 2022. The area surrounding the mall still has several restaurants, retail shops, hotels, and banks, but the old mall itself will be replaced by Amazon.
To the north, you have the town of Central. Central, like Denham Springs, is another rapidly growing, bedroom community for Baton Rouge. It is easily accessed via the Central Thruway, adjacent to the Subject Property. On the southern end of the Central Thruway, the street becomes O’Neil Lane which is a major four-way exit/entrance onto Interstate 12. There is significant retail development at that interchange, including a newly constructed Ochsner Medical Center of Baton Rouge. This is less than 3 miles from the Subject Property.
